The Starter Guide is built for first-time STR hosts who want to get their listing live and their first bookings coming in without the guesswork.

What's inside

It covers three areas: your listing, your pricing, and your house rules. You'll start with a full listing audit and rewrite. You'll learn exactly what to fix, how to write a title and description that converts browsers into bookings, and how to position your photos and amenities the way guests actually search. From there, you'll set up dynamic pricing through PriceLabs, so your nightly rate adjusts automatically to market demand instead of sitting flat and costing you occupancy or revenue. Finally, you'll build a house rules setup that protects your property without reading like a legal document.

The guide wraps with a launch checklist, a curated gear list of everything used at Cozy Quarters, and a section on what experienced DC hosts wish they'd known before their first booking.

The only ongoing cost beyond the guide itself is PriceLabs at ~$20/month which pays for itself quickly once dynamic pricing is live. Everything else in the guide is a one-time setup. Do it once, and it runs.

White Glove is the done-for-you tier. You don't learn any tools, configure any platforms, or figure out best practices. You provide your property details and access. We build a complete, fully automated hosting operation on your behalf.

What's inside

The build covers everything: a full listing audit and rewrite, dynamic pricing calibrated to the DMV market, automated guest messaging through Property Management Software, smart lock integration with unique access codes generated per reservation, a direct booking site live outside of Airbnb, and cleaning crew coordination through vetted cleaning crews.

Nothing goes live until all of it is in place and tested.

The process runs in two phases. Phase 1 is the build — 5 to 7 business days from intake confirmation. Phase 2 is cleaner coordination — we pull a shortlist of vetted cleaners filtered by rating and pricing, present them for your review, and finalize the integration once you confirm your primary. Seven days after handoff, we check in to make sure everything is running the way it should.

Your only responsibility before we start is hardware — your smart lock and WiFi need to be installed and operational. We handle everything else.

You also receive the Starter and Full Launch guides at handoff, so you have a complete reference for everything that was built and why.

About Me

Marc, The Operator

I didn't grow up thinking about real estate. For a long time, the idea of owning a big house on my own didn't make much sense to me. Then I kept running into the concept of house hacking and something clicked. Why just live in a property when it could work for you?

I bought a duplex in DC with a clear goal: make the mortgage manageable and build something from it. I chose the location intentionally, close to the highway and the areas that keep DC busy year round. Then I got to work figuring out everything else.

My background is in consulting, specifically cloud and IT infrastructure. That means I think in systems. When I launched my short-term rental, I treated it like a product to optimize, not just a room to rent out. I invested in the space, rebuilt the backyard, and built the operations from scratch. Within my first 90 days I had earned Superhost status. That same systems thinking is what I bring to every property I manage — short-term or long-term.

What's running today looks nothing like what I started with. I began with what I could control, kept it simple, and iterated from there. Guest feedback shaped a lot of it. So did late nights doing my own research. Over time the pricing, the guest communication, the cleaning coordination, and the overall setup became a system I could actually rely on.

Since then I've hosted everyone from locals who needed a weekend away from their routine to international visitors experiencing the US for the first time. Every stay taught me something.

That experience is what Nested Stays is built on. I run my own listing in DC, which means I know the seasonality, the guest expectations, and the vendor landscape firsthand. I have since expanded into long-term rental management helping DMV landlords place tenants, execute compliant leases, and stay completely hands-off. Getting Started

Do I need an existing Airbnb account to work with you?

Yes. You'll need an active Airbnb account before we begin. If you don't have one yet, you can create one using our referral link and get a head start before your setup kicks off.

How long does the setup take?

Starter and Full Launch tiers are typically delivered within 3 to 5 business days of receiving your property details. White Glove runs on a two-phase timeline: 5 to 7 days for the full build, then cleaner coordination before handoff.

What do I need to have ready before we start?

At minimum: a furnished, guest-ready property, an active Airbnb account, and WiFi at the unit. White Glove also requires a smart lock installed and connected to its app.

What's the difference between the three tiers?

Starter gets your listing live with a polished title, description, and photo recommendations. Full Launch adds dynamic pricing setup, platform configuration, and a house rules package. Do you work with properties outside of DC?

Yes. We're based in DC and know that market well, but the setup process works for any market. Pricing strategy is always calibrated to your specific area.
